About Off-Campus Housing Near Fisher College
Fisher College is a small private college on Beacon Street in Boston's Back Bay, a row of historic brownstones facing the Public Garden and a few minutes' walk from Boston Common, Newbury Street, and the Charles River Esplanade. Total enrollment is about 1,400, but that includes a large number of online and evening students, so the day campus in Boston feels much smaller. It's about as urban and central as a college gets: there's no quad, just townhouse buildings, the city around you, and the Green Line's Arlington station and the Red Line's Charles/MGH stop within walking distance. Fisher has four residence halls in brownstones near the Public Garden, housing roughly 300 students, and it doesn't require anyone to live on campus. Housing isn't guaranteed either, so a meaningful share of students commute from home or rent in the city. That means you're renting in one of the most expensive markets in the country, where almost every lease starts September 1 and the best units near the T get snapped up in the spring. Most students who rent look beyond Back Bay itself to Fenway, Mission Hill, Allston, Brighton, or Dorchester, where rooms in shared apartments are more realistic on a student budget and the Green, Orange, or Red lines get you to Beacon Street quickly.
Fisher College Housing Requirements
Freshman Live-On Requirement
Fisher doesn't require first-years, or any students, to live on campus. If you want to live in the residence halls, it's first come, first served based on when you pay your deposit, and Fisher says it can't guarantee housing for everyone because space is so limited. Once you submit a housing application, you're bound by the housing agreement for both fall and spring semesters, so decide before you apply.
Off-Campus Eligibility
Anyone can live off campus. Many Fisher students commute from home in Greater Boston, and others rent rooms or apartments in the city. If you apply for campus housing and don't get a spot, you'll want a backup search going in the spring, not in August.
Lease Timing
Boston-area leases overwhelmingly run 12 months and start September 1, which means most listings for fall appear from February through May. Massachusetts caps up-front charges at first month, last month, a security deposit of no more than one month's rent, and a lock-change fee. Since August 1, 2025, whoever hires the broker pays the broker fee, so if the landlord hired the broker, you usually don't pay it.
Housing policies change frequently. Always verify current requirements directly with Fisher College before signing a lease.
When to Start Looking for Housing Near Fisher College
Early Searchers
If you know you'll be renting in Boston, start looking in January or February for a September 1 move-in. That's normal here, not early. Tons of students from BU, Northeastern, Berklee, Emerson, and other schools are hunting at the same time, and landlords often want signed leases months ahead. Line up roommates first, since renting a room in a shared apartment is the most common way to make Boston rents work. If you're coming from out of state, plan a weekend visit to tour several places at once.
Peak Demand Window
March through May is the heart of the season. Units in Fenway, Allston, and Mission Hill can rent the same day they're listed. Show up to tours with your deposit method, ID, proof of income or aid, and a guarantor's information ready. Many landlords want a guarantor for students, so ask a parent or relative early. Never wire money for a unit you haven't seen or verified, since rental scams are common in Boston's busy season.
Last-Minute Options
If it's summer and you still don't have a place, look for sublets and lease takeovers, rooms in existing shared apartments, and units in Dorchester, Brighton, or out along the Orange Line in Jamaica Plain. Some units that fall through come back on the market in July and August. If you applied for Fisher housing, ask whether any spots have opened up. Being flexible on neighborhood is the biggest lever you have.
Neighborhoods Near Fisher College
Back Bay and Beacon Hill
Right around campus, full of brownstones, studios, and small one-bedrooms. It's gorgeous and walkable, but it's among the most expensive areas in Boston, so most students here are sharing or living in tiny studios.
Fenway and Mission Hill
A short Green Line ride west, these neighborhoods are packed with college students. You'll find older walk-ups and shared apartments, plus easy access to the Green Line and buses. Rents are still high but more realistic when split between roommates.
Allston and Brighton
Further out on the Green Line's B branch, Allston and Brighton are the classic Boston student rental neighborhoods, with large multi-bedroom apartments, triple-deckers, and cheaper rooms. The trade-off is a longer commute into Back Bay, especially on the slow B line.
Frequently Asked Questions: Off-Campus Housing Near Fisher College
Common questions from students searching for housing.
A room in a shared apartment in Fenway, Allston, or Brighton often runs roughly $1,300 to $1,800 a month. Studios and one-bedrooms in Back Bay usually start around $2,500 and go up quickly.
No. Fisher doesn't require any student to live on campus. Housing is first come, first served based on your deposit date, and it isn't guaranteed.
About 300 live in Fisher's Beacon Street residence halls. Many others commute from home, and renters often end up in Fenway, Mission Hill, Allston, Brighton, or Dorchester.
No. Back Bay is walkable and on the Green and Red lines, and parking is scarce and expensive. A CharlieCard will get you almost everywhere.
January or February for a September 1 lease. Boston's rental market runs on that single date, so spring is when the best options appear.
Not if the landlord hired the broker. Since August 1, 2025, Massachusetts law says whoever hires the broker pays the broker fee.
Back Bay is busy and well-lit, like most of central Boston. Wherever you rent, walk your route at night, check building entry and locks, and ask current tenants what the block is like.
Sometimes heat and hot water are included in older buildings, but electricity and internet usually aren't. Always ask which utilities you'll pay, and how the unit is heated.
Yes. Boston has a huge student roommate and sublet market, especially for summer. Get your landlord's approval for any sublet and read the lease before you sign.
The campus is a row of Beacon Street brownstones in one of Boston's priciest neighborhoods, with no live-on requirement. Most renters trade a longer T ride for a lower rent.
