About Off-Campus Housing Near Framingham State University

Framingham State University sits on a hill just north of downtown Framingham, in the MetroWest region about 20 miles west of Boston. It's a public university with a mix of residents and commuters: its six residence halls hold about 1,800 beds, and a big share of students drive in from surrounding towns. Framingham itself is a city of roughly 70,000 with a real downtown, a commuter rail station on the MBTA's Framingham/Worcester Line, and a lot of multi-family housing, so the off-campus market is larger and more varied than at a typical small-town state school. Students who rent usually find rooms in houses, units in older two- and three-family homes near downtown, or apartments in the complexes along Route 9 and toward Natick. Prices are lower than Boston and Cambridge but still Massachusetts-high, and Massachusetts renter rules apply here, including limits on up-front charges and the 2025 change to who pays broker fees. Getting around without a car is possible near downtown thanks to the train and MetroWest Regional Transit Authority buses, but most students who live off campus end up driving, especially if they work or have placements in neighboring towns.

Framingham State University Housing Requirements

Freshman Live-On Requirement

Framingham State admits students as either residents or commuters based on their admissions application, and first-year residents live in the residence halls. Many students commute from home, and first-years admitted as commuters can live at home. If you want to switch between resident and commuter status, contact Admissions, and confirm the current policy with the Office of Residence Life.

Off-Campus Eligibility

Students can live off campus, and commuters are a large part of the student body. Resident students have to complete a housing application each year, so if you're planning to move off campus, don't reapply for housing and be aware of any license agreement you've already signed.

Lease Timing

Most MetroWest leases are 12 months, and many start September 1, though Framingham has more year-round turnover than Boston. In Massachusetts, a landlord can only collect first month's rent, last month's rent, a security deposit of no more than one month's rent, and a lock-change fee up front. Since August 1, 2025, whoever hires the broker pays the broker fee.

Housing policies change frequently. Always verify current requirements directly with Framingham State University before signing a lease.

When to Start Looking for Housing Near Framingham State University

Early Searchers

Start looking in the spring, around March or April, if you want a September place near campus or downtown. That gives you first pick of rooms and two-family units from local landlords, and time to compare driving versus taking the commuter rail if you're also working in Boston. Talk to upperclassmen about landlords they've had, since a lot of Framingham rentals are owner-managed two- and three-family houses. It's also worth checking how long the drive or MWRTA ride to campus actually takes at class time.

Peak Demand Window

May through August is the busiest time. You're competing with young professionals priced out of closer-in suburbs, not just students. Well-priced apartments near downtown go quickly, so have your paperwork and a guarantor ready. Expect a credit check and income verification, and have a guarantor lined up if you're a full-time student without steady pay. Go to showings ready to apply.

Last-Minute Options

Because Framingham leases don't all turn over on one date, you can often find a room in a shared house or a short-term rental even in late August. Widen your search to Natick, Ashland, and Southborough if you have a car. Short-term rooms can also bridge you to a better lease later in the fall. If you're flexible, landlords who have a unit sitting empty in August may be more open to negotiating the start date.

Neighborhoods Near Framingham State University

Downtown Framingham

South of campus, downtown has older multi-family houses, apartments above shops, and the commuter rail station. It's one of the more affordable parts of the city and has lots of restaurants and grocery options. It's also the easiest spot if you want to take the train into Boston.

North Framingham and Nobscot

The residential neighborhoods north and west of campus, including Nobscot, are quieter and mostly single-family, with rooms and in-law apartments for rent. You'll want a car. Expect quieter streets and more driveway parking.

Natick

The next town east, Natick has apartment complexes along Route 9, a walkable downtown, and its own commuter rail stops. It costs a bit more but is popular with students who also work in the area. It's also on the commuter rail if you work in Boston.
