About Off-Campus Housing Near Trocaire College

Trocaire College is a small private Catholic college in South Buffalo, New York, with its main campus on Choate Avenue in a residential neighborhood a few miles south of downtown. It's best known for health care programs like nursing, radiologic technology, and surgical technology, along with a handful of business and technology degrees, and it also has an extension site in Williamsville. The student body skews older than a typical college: lots of working adults, parents, and career changers. Trocaire has long been a commuter college without traditional residence halls, so most students live at home or rent on their own. That makes the housing picture simple in one way, since there's no live-on rule we could find, but it also means you're usually on your own to find a place. The good news is that Buffalo is one of the more affordable rental markets in the Northeast. South Buffalo and nearby Lackawanna and West Seneca offer apartments in doubles and older two-family houses at prices well under what you'd pay in most East Coast cities. If you want more nightlife and restaurants, the Elmwood Village and Allentown areas north of downtown are popular with students and young professionals, though you'll trade a longer commute. NFTA buses run through the city, but most Trocaire students drive, especially if they're juggling clinicals, work, and family.

Trocaire College Housing Requirements

Freshman Live-On Requirement

There's no live-on requirement we could find. Trocaire has long been a commuter college without traditional dorms, and first-year students either live at home or find their own rentals. Ask Trocaire's student services office whether any college-affiliated housing is available before you start searching, and plan your housing search alongside your enrollment steps if you're moving to Buffalo.

Off-Campus Eligibility

Most students live off campus, so there's nothing to apply for or get approved. Many already live in the Buffalo area and commute from home. If you're relocating, the most practical areas are South Buffalo, Lackawanna, and West Seneca, which are close to the Choate Avenue campus and generally affordable. Check commute time to any clinical sites you'll use, too.

Lease Timing

Most Buffalo leases run 12 months, with a lot of turnover in late spring and summer. Because the University at Buffalo and other schools drive a lot of student demand, June and August starts are common in student-heavy neighborhoods. New York State caps security deposits at one month's rent and application or screening fees at $20, so be wary of any landlord asking for more.

Housing policies change frequently. Always verify current requirements directly with Trocaire College before signing a lease.

When to Start Looking for Housing Near Trocaire College

Early Searchers

If you're starting in the fall, begin looking in April or May. Buffalo's market is more relaxed than big-city markets, but good-value two-family flats close to campus still go quickly once summer hits. Starting early also gives you time to check the condition of older houses, which make up most of the rental stock around South Buffalo, and to ask about heat, insulation, and snow removal.

Peak Demand Window

June through August is when the most people are moving in Buffalo, including students from UB, Buffalo State, and other local colleges. Listings in popular areas like Elmwood Village and Allentown move fastest. Have your ID, proof of income, and references ready, and be prepared to put down a deposit quickly when you find the right place. If you'll be in clinical placements, think about where they are before you pick a neighborhood.

Last-Minute Options

If the semester is about to start and you're still looking, try rooms in shared houses, month-to-month rentals, and listings in West Seneca, Lackawanna, or the Southtowns. Many small landlords in the area list on local sites rather than big national apartment platforms, so check local Facebook groups and neighborhood listings too, and always see a unit in person before paying anything.

Neighborhoods Near Trocaire College

South Buffalo

The neighborhood around the Choate Avenue campus, with tree-lined streets, Cazenovia Park, and plenty of two-family houses split into upper and lower flats. It's close, generally affordable, and has a strong neighborhood identity.

Lackawanna and West Seneca

Just south and southeast of campus, these communities offer apartments, duplexes, and garden-style complexes at prices that are often a bit lower than in the city. They're car-friendly, with easy access to I-190 and Route 400.

Elmwood Village and Allentown

North of downtown, these are Buffalo's most walkable neighborhoods, packed with restaurants, bars, and shops, plus lots of students and young professionals. Rents are higher and the commute to South Buffalo is longer, but it's a good fit if you want city life.
