About Off-Campus Housing Near St. John's University

St. John's University's main campus sits on about 100 acres in the Hillcrest and Jamaica Estates area of Queens, New York, off Utopia Parkway and Union Turnpike. It's a large private Catholic university, including undergraduates and graduate and professional students in law, pharmacy, business, and education. The Queens campus looks more suburban than you'd expect for New York City, with lawns, a big chapel, and residence halls on the edge of campus. On-campus housing covers only a slice of the student body, so the university is a mix of residents and a very large commuter population from Queens, Long Island, Brooklyn, and beyond. First-year residents live in freshman halls, and many upperclassmen and grad students rent in nearby Queens neighborhoods. Because Queens is part of New York City, NYC's FARE Act applies to broker fees, and New York State's caps on deposits and application fees apply too. Rents here are high compared to most of the country but usually lower than in Manhattan or much of Brooklyn. The campus isn't right on a subway line, but buses connect it to the E and F trains and to the LIRR at Jamaica, which makes commuting from Long Island or Manhattan realistic.

St. John's University Housing Requirements

Freshman Live-On Requirement

St. John's doesn't appear to require first-year students to live on campus, and a large share of students commute from home. Incoming first-years who choose to live on campus are assigned to traditional or suite-style freshman residence halls. For the current policy, check with St. John's Office of Residence Life before you make plans.

Off-Campus Eligibility

You're generally free to live off campus or commute at any point. If you're in university housing and want to move out, check your housing agreement first so you don't end up paying for both. Many NYC landlords ask for income of about 40 times the monthly rent, so students often need a guarantor or a guarantor service.

Lease Timing

Most Queens leases run 12 months and can start any month, with summer the busiest season. New York State caps security deposits at one month's rent and application fees at $20. Under NYC's FARE Act, effective June 11, 2025, whoever hires the broker pays the fee, so if the landlord hired the broker, you don't pay it. Ask whether heat and hot water are included.

Housing policies change frequently. Always verify current requirements directly with St. John's University before signing a lease.

When to Start Looking for Housing Near St. John's University

Early Searchers

If you want on-campus housing, submit your housing deposit and application as early as you can, since space is limited compared to the size of the student body. For private rentals, NYC apartments are usually listed about 30 to 60 days before move-in, so start seriously looking about two months ahead. Use the earlier time to set a budget, find roommates, and gather documents like ID, bank statements, a guarantor, and proof of enrollment.

Peak Demand Window

June through August is the busiest time in Queens, when students, new grads, and families all look at once. Apartments near campus and near the E and F trains go quickly. Tour in person, ask about which utilities are included, and check the commute to campus by bus. Never pay for a place you haven't seen in person or on a live video tour. Many landlords want you to move in within a few weeks of applying.

Last-Minute Options

If you're searching late, look at rooms in private homes, which are very common in the neighborhoods around campus, and at basement or attic units, but make sure any unit is legal and safe before you sign. Widening your search to Flushing, Kew Gardens, or Jamaica can turn up more options. Winter is usually the cheapest time to sign a lease in NYC. Ask Residence Life whether any on-campus rooms have opened up.

Neighborhoods Near St. John's University

Hillcrest and Jamaica Estates

The neighborhoods right around campus are mostly single-family and two-family homes, with some apartment buildings along Union Turnpike and Hillside Avenue. Many students rent rooms or floors in private houses here. It's walkable to campus and generally quiet.

Fresh Meadows

Just north and east, Fresh Meadows has garden apartment complexes, co-ops, and shopping centers. It's a short bus ride or drive to campus and a comfortable, residential option with easier parking than much of Queens.

Jamaica and Briarwood

South and west of campus, Jamaica and Briarwood are major transit hubs, with the E and F trains and the LIRR at Jamaica Station. Rents are often a bit lower, and it's the best pick if you'll be heading into Manhattan often or commuting from Long Island.
