About Off-Campus Housing Near Smith College

Smith College sits on the edge of downtown Northampton, Massachusetts, in the Pioneer Valley, with a campus that doubles as a botanic garden and arboretum and backs onto Paradise Pond. It's one of the largest women's colleges in the country, and it's built around a house system: students live in about 40 houses and complexes of different sizes and styles rather than big dorms. Smith requires traditional-aged undergrads to live on campus for all four years, so off-campus renting is a limited option, mainly for seniors approved through a lottery, Ada Comstock Scholars (Smith's program for older students), and graduate students. When you do rent, Northampton is a walkable small city with a lively downtown of restaurants, music venues, bookstores, and shops just a few minutes from campus. It's also a pricey market for Western Massachusetts, since Smith, the Five College consortium, and a lot of people who want to live in a cute New England downtown all compete for the same apartments. PVTA buses connect Northampton with Amherst, Hadley, and the rest of the Five College area, and Northampton has an Amtrak station on the Valley Flyer and Vermonter routes.

Smith College Housing Requirements

Freshman Live-On Requirement

Yes. Smith is a residential college, and traditional-aged undergraduates are required to live on campus for four years. First-years live in Smith's house system alongside upper-class students. Students who are married or in a civil union, or who live at home with a parent or guardian nearby, may qualify for an exemption.

Off-Campus Eligibility

A limited number of seniors get permission to live off campus through the housing lottery. Everyone else, including seniors who miss the lottery deadline, has to petition to waive the on-campus living requirement. Petitions open the day after Room Draw and are due June 1, extra documentation may be required, approval isn't guaranteed, and entering first-years and rising sophomores are rarely approved.

Lease Timing

Don't sign anything until you have permission. Most Northampton leases run 12 months, with many starting June 1 or September 1. Massachusetts caps up-front charges at first month, last month, a security deposit up to one month's rent, and a lock-change fee, and since August 1, 2025, whoever hires the broker pays the broker fee.

Housing policies change frequently. Always verify current requirements directly with Smith College before signing a lease.

When to Start Looking for Housing Near Smith College

Early Searchers

If you're hoping to enter the senior off-campus lottery, spend junior fall getting ready: figure out who you'd live with, talk to current seniors about their landlords, and learn which streets are walkable to campus. Northampton inventory is limited, so knowing which apartments will open up gives you an edge the moment you're approved. Grad students and Ada Comstock Scholars should start browsing in winter for a summer or fall move.

Peak Demand Window

The busiest stretch runs from late winter into summer, when Smith seniors, grad students, and Five College students are all looking at once, and June 1 and September 1 lease starts pile up. Apartments close to downtown and campus go quickly. Have your documents ready, including guarantor information if parents are co-signing, and read the lease for heat, snow removal, and parking. Ask whether the unit has off-street parking, since Northampton enforces overnight winter parking rules.

Last-Minute Options

If you're searching late, broaden your area. Florence, Leeds, and Easthampton often have more availability, and PVTA buses connect them to downtown Northampton. Summer sublets from grad students and Five College students can bridge a gap. Be flexible on move-in date and bedroom count, and always tour before you pay.

Neighborhoods Near Smith College

Downtown Northampton

The blocks around Main Street and the streets near campus put you minutes from class, restaurants, and shops. Expect older houses split into apartments and some units above storefronts. Prices are highest here, and parking can be tight.

Florence and Leeds

These villages within Northampton, a few miles west of downtown, are quieter and more residential, with houses and small apartment buildings. The bike path and PVTA buses make the commute workable. Florence has its own small downtown with cafes and restaurants.

Easthampton

Just south of Northampton, Easthampton has converted mill buildings, a growing arts scene, and rents that are often a bit lower. It's a good backup if downtown Northampton is full, though a car or bus pass helps. The Manhan Rail Trail links it with the Northampton bike path network.
