About Off-Campus Housing Near School of Visual Arts

The School of Visual Arts is an art and design school in the Gramercy and Kips Bay part of Manhattan, with its main buildings clustered around East 21st to 23rd Streets on the East Side. There's no quad and no gate: classrooms, studios and galleries are regular city buildings, and the neighborhood is your campus. Most students are BFA undergrads, plus a sizable group of MFA, MA and MPS grad students, studying everything from illustration and film to design and animation. SVA runs four residence halls (the 23rd Street, 24th Street, Gramercy Women's and Ludlow residences) in Gramercy, Murray Hill and the Lower East Side, but beds are limited, which means a big share of students, especially after first year, end up renting in the regular New York City market. That market is fast, pricey and competitive. Manhattan apartments near school cost a lot, so plenty of upperclassmen and grad students look to Brooklyn and Queens neighborhoods with a straight subway ride to 23rd Street. The 6 train stops at 23rd and Lexington, and the L, N, Q, R, W and 4/5/6 at Union Square are a short walk. If you're renting here, plan on moving quickly once you see a place you like, keeping your documents ready, and budgeting for a roommate or two.

School of Visual Arts Housing Requirements

Freshman Live-On Requirement

SVA doesn't publish a rule that first-year students must live on campus, so living at home or finding your own place is allowed. New students who want SVA housing pay a nonrefundable $400 housing placement fee through admissions, and rooms are assigned first-come, first-served based on what's available, so housing isn't guaranteed. Apply early if you want a spot, and confirm current rules with SVA's Office of Residence Life.

Off-Campus Eligibility

Students can reapply for SVA housing each year (with a $400 placement fee each time), but space is limited. There's no off-campus release to request. If you want your own apartment, you can simply rent one, and many upperclassmen and grad students do.

Lease Timing

New York City leases usually run 12 months and can start any month, though listings pick up in summer. New York State caps security deposits at one month's rent and application or screening fees at $20. Under the NYC FARE Act, in effect since June 11, 2025, the landlord pays the broker fee when the landlord hired the broker.

Housing policies change frequently. Always verify current requirements directly with School of Visual Arts before signing a lease.

When to Start Looking for Housing Near School of Visual Arts

Early Searchers

If you know you want SVA housing, get your admissions deposit and housing placement fee in early, since rooms are limited and assigned first-come, first-served. For an apartment, start watching listings about two to three months before you need to move. NYC apartments rarely get listed further ahead than that, so looking in January for a September move mostly helps you learn neighborhoods and prices, not lock a lease. It also helps to settle roommates early, since most landlords want every name on the application and income or a guarantor covering about 40 times the monthly rent.

Peak Demand Window

June through August is the busiest stretch. Students from SVA, NYU, The New School and every other Manhattan school are hunting at the same time, and good places near the L, 6 or N/R/W lines can go in a day. Have your ID, proof of income or a guarantor, and bank statements ready before you tour so you can apply on the spot. Expect to see a lot of places in a single weekend, and don't be surprised if a listing is gone by the time you get there. If a price looks too low for the block, be suspicious and never pay before you've seen the unit and the lease.

Last-Minute Options

If September's close and you still don't have a place, look at sublets, rooms in shared apartments, and neighborhoods a little further out along the subway lines. January is also a quieter time to find a lease, since fewer people are moving. Short-term rooms can bridge you for a month while you keep looking.

Neighborhoods Near School of Visual Arts

Gramercy, Kips Bay and Murray Hill

This is SVA's home turf, with the main buildings around East 23rd Street and three of SVA's four residence halls nearby. You can walk to class, and the 6 train runs up and down Lexington. It's also expensive, so most students here share a place or live in the dorms.

Lower East Side and East Village

SVA's Ludlow Residence is on the Lower East Side, and the area's walk-ups, cheap food and nightlife draw a lot of art students. It's a quick subway or bike ride up to 23rd Street, and rents can be a bit lower than Gramercy for older buildings.

Brooklyn and Queens along the subway

Many upperclassmen and grad students rent in Brooklyn neighborhoods like Williamsburg, Bushwick and Greenpoint off the L and G, or in Queens areas like Astoria and Long Island City off the N/W and 7. You trade a longer commute for more space per dollar, and plenty of artists already live there.
