About Off-Campus Housing Near Metropolitan College of New York

Metropolitan College of New York, or MCNY, is a small private college built for working adults, and its home base is now the South Bronx, at 463 East 149th Street in Mott Haven. It offers bachelor's and master's degrees in fields like business, human services, public administration, education, and health services, with schedules designed around jobs and families. MCNY is a commuter school with no on-campus housing, and most students already live somewhere in the city, a lot of them in the Bronx, so almost nobody moves here just for MCNY housing. If you are looking for an apartment, you're shopping the regular New York City market. The blocks around campus have a mix of prewar walk-ups and newer rental buildings, and rents are lower than most of Manhattan and brownstone Brooklyn. The 2 and 5 trains stop at 3rd Avenue–149th Street, close to campus, and the 4 joins them a few stops west at Grand Concourse, so the Concourse, Harlem, and a lot of the Bronx are an easy ride. Because campus is in NYC, the FARE Act and New York's deposit and application-fee caps protect renters.

Metropolitan College of New York Housing Requirements

Freshman Live-On Requirement

There's no live-on requirement because MCNY doesn't have dorms or on-campus housing. It's a commuter school for working adults, and first-year students live at home or find their own apartments. If you're relocating to New York for a program, plan your housing search alongside enrollment and build it around your commute to 149th Street.

Off-Campus Eligibility

Every student lives off campus, so there's nothing to apply for. Mott Haven and Melrose put you within walking distance, and anywhere along the 2, 4, or 5 lines, including the Grand Concourse and Harlem, keeps the trip short.

Lease Timing

NYC leases usually run 12 months and can start any month, with peak turnover in summer. New York State caps security deposits at one month's rent and application or screening fees at $20. Under NYC's FARE Act, in effect since June 11, 2025, the landlord pays the broker fee when the landlord hired the broker. Ask whether a unit is rent-stabilized, since that affects renewals.

Housing policies change frequently. Always verify current requirements directly with Metropolitan College of New York before signing a lease.

When to Start Looking for Housing Near Metropolitan College of New York

Early Searchers

If you're moving to the city for MCNY, spend a month or two learning neighborhoods and commute times before you start applying. NYC listings usually show up only about 30 to 60 days before move-in, so the early window is for gathering documents, finding a guarantor if you need one, and lining up roommates.

Peak Demand Window

June through August is the busiest season, when students and new workers across the city are all moving. Apartments near the 2, 4, and 5 lines go quickly. Many landlords look for income of about 40 times the monthly rent or a guarantor earning about 80 times, so have your ID, pay stubs or aid letters, and guarantor info ready. Since a lot of MCNY students work, your own income can carry the application.

Last-Minute Options

If you need something fast, look at rooms in shared apartments or houses around the Bronx and upper Manhattan, plus short-term furnished rentals. Widening your search along the 2 and 5 lines farther north in the Bronx can open up cheaper options with a straight shot to campus. Always see a place in person and never send money to someone you haven't verified.

Neighborhoods Near Metropolitan College of New York

Mott Haven and Melrose

The South Bronx neighborhoods around the 149th Street campus, with prewar walk-ups, new rental buildings, and generally lower rents than Manhattan. You can walk to class, and the 2 and 5 stop at 3rd Avenue–149th Street. Rooms in shared apartments often run roughly $1,000 to $1,400 a month.

Grand Concourse

Just west and north along the Concourse, you'll find big Art Deco apartment buildings, Yankee Stadium, and the 4, B, and D trains, with the 2 and 5 at 149th Street–Grand Concourse. It's a short ride or a longer walk to campus.

Harlem

Across the Harlem River, the 2 train runs straight from Lenox Avenue to 3rd Avenue–149th Street in a few stops. Harlem has brownstones and newer buildings, more food and nightlife, and rents that run a bit higher than the South Bronx.
