About Off-Campus Housing Near Massachusetts Maritime Academy

Massachusetts Maritime Academy sits at the western end of the Cape Cod Canal in Buzzards Bay, a village in the town of Bourne, with the Bourne and Sagamore bridges in view and a training ship tied up at the pier. It's a small public college, about 1,600 undergrads, and almost all of them are cadets in the Regiment of Cadets, which means uniforms every day, a company assignment, and a daily structure most colleges don't have. The Academy's residence halls are built to house essentially the whole cadet body, and that's by design: living on campus is treated as part of the training, not an add-on. Majors like marine engineering and marine transportation include time at sea on the training ship, so part of the year you may not be in Buzzards Bay at all. That makes the off-campus market here pretty different from a typical college town. The students who do rent nearby tend to be transfers with an approved exception, graduate and continuing education students, or staff and faculty. The local rental market is shaped by Cape Cod tourism: summer is expensive and short-term, while the off-season has more year-round and September-to-June options. If you're looking, think Bourne, Wareham, and the Upper Cape towns, and expect to need a car.

Massachusetts Maritime Academy Housing Requirements

Freshman Live-On Requirement

Mass Maritime says its students are generally required to live on campus, and first-year cadets should plan on it. Cadets are assigned to companies, and each company lives together in a residence hall. If you think your situation is different, check with the Academy's residence life office. Your company mates are the people you'll train, stand watch, and go to sea with, so the dorms are central to how the Academy works.

Off-Campus Eligibility

The Academy notes there are some exceptions, mainly among transfer students. If you think you qualify to live off campus, get that confirmed in writing with the Academy's housing or Regiment office before you sign anything locally. Graduate and continuing education students aren't part of the cadet housing system and typically find their own places in the area.

Lease Timing

If you do rent, Upper Cape and South Shore leases usually run 12 months, though you'll also see off-season rentals that run roughly September through May or June, before summer rates kick in. Massachusetts caps up-front charges at first month, last month, a security deposit of no more than one month's rent, and a lock-change fee. Since August 1, 2025, whoever hires the broker pays the broker fee.

Housing policies change frequently. Always verify current requirements directly with Massachusetts Maritime Academy before signing a lease.

When to Start Looking for Housing Near Massachusetts Maritime Academy

Early Searchers

If you've got an approved off-campus exception or you're a grad student, start looking in spring for a fall move-in. Year-round rentals in Bourne and nearby towns are limited because so much housing is seasonal, and the good year-round units tend to go to people who ask early and stick around. Tell landlords you want a year-round lease up front, and ask how long the last tenant stayed, since steady tenants are what most small local owners want.

Peak Demand Window

Late summer is the crunch. Seasonal landlords start listing off-season rentals in August, often for a September start, and those can be a good deal compared with summer pricing. Just read the end date carefully so you're not forced out in May while you still have classes or training obligations. If sea term takes you away in winter, ask whether the landlord is fine with you being gone for weeks at a time.

Last-Minute Options

If you're searching in September or later, look at off-season rentals across the canal in Sandwich and Bourne's Cape villages, or inland in Wareham. Rooms in shared houses and short-term furnished places pop up more often than full apartments. Expect to drive, and check winter heating costs since a lot of Cape housing was built for summer use. Ask for last winter's heating bills if you can.

Neighborhoods Near Massachusetts Maritime Academy

Buzzards Bay Village

The Academy's home village, on the mainland side of the canal. It's small, with a handful of apartments, older multi-family houses, and a few rooms for rent. You can be close to campus, but supply is thin, so it goes fast when something opens up. Main Street has the basics, and you can skip the bridges entirely.

Wareham and Onset

Just west of Buzzards Bay, Wareham has more year-round rental housing and generally lower rents than the Cape. Onset is a beach village within Wareham with a summer crowd and off-season deals. It's a short drive to campus along Route 6, and Wareham has the most grocery and shopping options nearby.

Sandwich and Upper Cape Villages

Cross the Sagamore or Bourne bridge and you're in Sandwich or Bourne's Cape-side villages like Sagamore and Pocasset. Expect plenty of winter rentals and pricier summers, plus bridge traffic on summer weekends.
