About Off-Campus Housing Near Elms College

Elms College sits in Chicopee, Massachusetts, a small city just north of Springfield in the Pioneer Valley, on a compact campus off Springfield Street. It's a Catholic college founded by the Sisters of St. Joseph, with a small student body, and it's especially known for nursing and health sciences, along with education, business, and social work. Elms has a handful of residence halls, including O'Leary Hall, and many students commute from home in western Massachusetts and northern Connecticut. There's no residency requirement at Elms, although the college strongly encourages students to live on campus, even those who live nearby. That means off-campus renting is an option from the start, and it's common for adult learners, graduate students, and upperclassmen. Chicopee and neighboring Springfield are among the more affordable rental markets in Massachusetts, with lots of multi-family houses, older apartment buildings, and some newer complexes. Downtown Springfield, about 10 minutes south, has the MGM casino, restaurants, and Union Station, with Amtrak and the Hartford Line toward Hartford and New Haven. PVTA buses serve the area, but most students find a car makes life easier. Massachusetts rules help too: renters usually don't pay broker fees when the landlord hired the broker, and up-front charges are capped.

Elms College Housing Requirements

Freshman Live-On Requirement

Elms College has no residency requirement, so first-years aren't required to live on campus. The college does highly recommend it for all students, even those who live locally, because it puts you close to classes, the library, athletics, and campus events. If you want on-campus housing, apply early through Residence Life.

Off-Campus Eligibility

Since there's no requirement, you're free to live off campus at any point. Many Elms students commute from family homes, and others rent nearby in Chicopee or Springfield. If you're under a housing agreement and want to move out, check with Residence Life first so you don't end up paying for both.

Lease Timing

Most Chicopee and Springfield leases run 12 months and turn over year-round, not on one date tied to the college calendar. Massachusetts caps up-front charges at first month, last month, a security deposit of no more than one month's rent, and a lock-change fee. Since August 1, 2025, if the landlord hired the broker, the landlord pays the fee. Ask who pays heat, since older multi-family houses can be expensive to heat.

Housing policies change frequently. Always verify current requirements directly with Elms College before signing a lease.

When to Start Looking for Housing Near Elms College

Early Searchers

If you're planning to rent near Elms for the fall, start looking in the spring. That gives you time to compare neighborhoods in Chicopee and Springfield, check commute times, and line up a roommate. The Pioneer Valley's rental market has gotten tighter in recent years, so having your deposit, references, and proof of income or a guarantor ready helps. Nursing students should plan around clinical placements too. Set up listing alerts, since many local units are posted by small landlords.

Peak Demand Window

Summer is the busiest time, when families move and students from the area's many colleges, including UMass Amherst, Springfield College, and Western New England, sign leases. Well-priced units near campus and along PVTA bus routes go quickly. Tour in person, ask about parking and snow removal, and confirm which utilities are included before you sign.

Last-Minute Options

If you're searching in August, widen your search to Ludlow, West Springfield, or Holyoke, where there are more apartment complexes and houses with rolling availability. Room rentals in shared houses are common in the area. And if you'd rather stay close, ask Residence Life whether any on-campus rooms are still open. Get the rent, dates, and what's included in writing before paying a deposit, and never pay for a unit you haven't seen.
