About Off-Campus Housing Near Bates College

Bates College sits in Lewiston, Maine, the state's second-largest city, on the Androscoggin River about 35 miles north of Portland. It's a liberal arts college of roughly 1,900 students, known for its Short Term in the spring, strong outdoors culture, and a history of being open to all students from its founding. Bates is a residential college. Its dorms and Victorian-era houses on and around campus house nearly everyone, and students are required to live on campus while they're enrolled. The main exceptions are a capped off-campus lottery for rising seniors and approved commuters, so most students never rent privately. Lewiston and its twin city Auburn, just across the river, are among the more affordable rental markets in New England, with lots of older multi-family houses, brick mill buildings, and triple-decker style apartments. Downtown Lewiston is walkable from campus and has been changing with new restaurants and mill redevelopment. Winters are long and snowy, and many rentals have heat that tenants pay for, so the real cost of a place is more than the rent. The city expects off-campus Bates students to follow local rules, including noise ordinances, and Bates will respond if they don't. If you're a junior eyeing the lottery, note that applications open in the fall.

Bates College Housing Requirements

Freshman Live-On Requirement

Yes. Bates is a residential college, and students are required to live on campus while they're enrolled. First-years live on campus, and so does almost everyone else. Bates does have a separate process for commuting students, so check with Residence Life if you'll be living with family nearby.

Off-Campus Eligibility

Bates allows a capped number of seniors to live off campus through a lottery, and only rising seniors (current juniors) can apply, through HouseCat in the fall of junior year. Disciplinary records are considered, and students who aren't approved go on a waitlist. If you're approved, you give up your guaranteed on-campus housing and get a room-and-board rebate instead. Bates is blunt about this: don't sign a lease until you have permission.

Lease Timing

Most Lewiston and Auburn leases run 12 months and turn over year-round, since much of the market is local residents, not students. Expect to pay a security deposit and first month's rent up front. Read the lease carefully for who pays heat, which is often oil or gas in older buildings, and who handles snow removal and winter parking.

Housing policies change frequently. Always verify current requirements directly with Bates College before signing a lease.

When to Start Looking for Housing Near Bates College

Early Searchers

If you're a junior planning to enter the off-campus lottery, the application opens in the fall, so start learning the market early that semester. Walk the streets around campus, talk to seniors who live off campus about their landlords, and figure out what you can afford. You can tour places and ask landlords about availability, but don't sign anything until you've been granted permission. Houses that have been rented to Bates students for years often get passed down between groups.

Peak Demand Window

Once lottery approvals go out, everyone who got a spot starts looking at the same handful of blocks near campus. That's when the best-located houses and apartments go fast. Have your group and deposit ready, and tour in person. Ask about insulation, heating costs, and whether the landlord plows the driveway, because those details matter by January.

Last-Minute Options

If you come off the waitlist late, you'll likely still find something, since Lewiston and Auburn have a lot of rental housing that isn't tied to the college calendar. Widen your search to Auburn or neighborhoods a bit farther from campus, and think about whether you'll need a car. If you got approved but can't find a place, talk to Residence Life right away about your options.

Neighborhoods Near Bates College

Streets Around Campus

The blocks near the Quad and along the streets bordering campus have older houses and multi-family homes, some of which have been rented by Bates seniors for years. It's the most convenient option and puts you a short walk from class. Many are older houses split into units, so ask about heat and insulation.

Downtown Lewiston

Lisbon Street and the mill district have apartments in older brick buildings and redeveloped mills, plus restaurants, coffee shops, and the riverfront. It's walkable from campus and generally among the most affordable areas. Mill redevelopment has brought some newer units, and blocks vary, so walk the area before signing.

Auburn

Just across the Androscoggin, Auburn has quieter residential neighborhoods, some newer apartments, and more space for the money. It's a short drive from campus and works well for students who have a car and want calm. It also has easy access to shopping and trails along the river.
