About Off-Campus Housing Near Williams College
Williams College is in Williamstown, a small town in the far northwest corner of Massachusetts, tucked into the Berkshires near the Vermont and New York borders. It's a liberal arts college of roughly 2,000 students, and the campus basically is the town: Spring Street, the museums, and the dorms all sit within a few blocks of each other. Williams is fully residential. All enrolled students have to live in campus-owned housing during the fall semester, Winter Study, and spring semester. The only regular way out is a senior release, and it's capped, at 125 students for 2027-28. That makes Williamstown one of the smallest student rental markets in New England. The rentals that do exist tend to be apartments in older houses near campus, and plenty go to faculty, staff, and seasonal visitors instead of students. North Adams, about 15 minutes east, has more apartments and lower rents, plus MASS MoCA and a growing arts scene. Winters are long and snowy, and a car is handy for getting beyond town. For most Williams students, the real housing choice is which campus option to pick, not which landlord.
Williams College Housing Requirements
Freshman Live-On Requirement
First-year Williams students live on campus in first-year halls, and so does almost everyone else. Williams requires all currently enrolled students to live in campus-owned housing during the fall semester, Winter Study, and spring semester.
Off-Campus Eligibility
Williams releases a capped number of seniors from the residency requirement each year (the cap for 2027-28 is 125), and you apply in the fall of your junior year through the off-campus lottery. Williams is clear that signing a lease with a local landlord doesn't guarantee a release, so don't sign until you have one. Students with documented accommodations can also request a release through the Housing Portal. Seniors who want more independence without leaving college housing can enter the co-op lottery instead.
Lease Timing
Williamstown and North Adams leases usually run 12 months, often starting in June or September. In Massachusetts, landlords can collect only first month, last month, a security deposit up to one month's rent, and a lock-change fee up front, and since August 2025 whoever hires the broker pays the broker fee. Ask who pays heat, since older Berkshire houses can be costly in winter.
Housing policies change frequently. Always verify current requirements directly with Williams College before signing a lease.
When to Start Looking for Housing Near Williams College
Early Searchers
If you're a junior thinking about the senior release, the process runs in the fall of junior year, so learn the timeline before classes get busy. You can look at places, talk to seniors who are living off campus now, and ask landlords about their plans, but don't sign anything until you know you've been released. A lot of local rentals pass between Williams students by word of mouth.
Peak Demand Window
Once releases are decided, released seniors start competing for the same small pool of Williamstown apartments, and places within walking distance of campus go first. Have your group and paperwork ready, and keep a backup in North Adams in mind. Tour in person and ask about heat, parking, and snow removal.
Last-Minute Options
If you're searching in summer, North Adams is your best bet, since it has more apartments and a market that isn't tied to the Williams calendar. Pownal, just over the line in Vermont, can have openings too, though you'll need a car. If your plans fall through, talk to Campus Life right away about getting back into college housing.
Neighborhoods Near Williams College
Williamstown Center and Spring Street
The blocks around Spring Street and Main Street put you steps from campus, cafes, and the Clark Art Institute. Rentals are few, mostly apartments in older houses, and competition for them is real. It's the easiest place to live without a car.
North Adams
About 15 minutes east, North Adams has more apartment buildings, converted mills, and multi-family houses, generally at lower rents than Williamstown. MASS MoCA anchors a growing downtown. You'll likely want a car.
South Williamstown and Route 7
South of the center, homes along Route 7 and nearby roads are more spread out and rural. Rentals here are occasional, sometimes whole houses that work for groups. Expect to drive to campus and to plan for snow.
Frequently Asked Questions: Off-Campus Housing Near Williams College
Common questions from students searching for housing.
Listings are limited, but a one-bedroom in Williamstown often runs roughly $1,300 to $1,800 a month. North Adams is usually cheaper.
Yes. Williams requires all enrolled students to live in campus-owned housing during the fall, Winter Study, and spring terms, with a capped release for some seniors.
On campus. Only a capped number of seniors, 125 for 2027-28, are released to live off campus each year.
Not for daily life on campus, since Williamstown is walkable. A car helps for getting to North Adams, bigger stores, or anywhere farther.
The release process runs in the fall of junior year. Scout early, but don't sign until you're released.
Usually not. In Massachusetts, since August 2025, whoever hires the broker pays the broker fee.
Williamstown is a small, quiet town, and most students feel comfortable there. As anywhere, check locks, lighting, and your route home at night.
Sometimes, but often you'll pay electric and heat yourself. Heating older Berkshire houses in winter can be expensive, so ask for typical costs.
Only with your landlord's written approval. The summer student market is small, though summer visitors to the Berkshires sometimes look for short-term rentals.
The residency requirement covers Winter Study too, and the senior release is capped, so most Williams students never rent privately.
