About Off-Campus Housing Near Western New England University

Western New England University is a private university on the east side of Springfield, Massachusetts, on Wilbraham Road in the Sixteen Acres neighborhood, close to the Wilbraham town line. About 3,700 students are enrolled across undergraduate programs and graduate schools including law and pharmacy, and it's a residential campus for undergrads, with a rule that first-years and sophomores live in university housing. The surrounding area is quiet and suburban in feel, with single-family homes, a few apartment complexes, and shopping strips along Boston Road, rather than a walkable college-town strip. So upperclass and grad students who move off campus mostly rent houses, duplex units, or apartments in Sixteen Acres and East Forest Park, or head a few minutes out to Wilbraham, Ludlow, or Longmeadow. The big advantage here is price: rents in greater Springfield are much lower than in the Boston area, and Massachusetts renter protections still apply. The trade-off is that you'll almost certainly want a car. PVTA buses serve the campus area and downtown Springfield, and Union Station downtown has Amtrak and Hartford Line trains, but daily life off campus works best with your own wheels.

Western New England University Housing Requirements

Freshman Live-On Requirement

Yes. Western New England requires all first-year and sophomore students to live on campus in university housing. The main exception is for students living at home with a parent or legal guardian within 50 miles of campus. If you think you qualify for a different exemption, ask the Office of Residence Life before making plans.

Off-Campus Eligibility

After sophomore year, you can move off campus, and many juniors and seniors do, though plenty stay in upperclass campus housing. Don't sign an off-campus lease while you're still under the two-year requirement. Contact the Office of Residence Life with questions.

Lease Timing

Most Springfield-area leases are 12 months, and many student rentals start in June or September, but the market turns over all year. In Massachusetts, a landlord can only collect first month's rent, last month's rent, a security deposit of no more than one month's rent, and a lock-change fee up front. Since August 1, 2025, whoever hires the broker pays the broker fee.

Housing policies change frequently. Always verify current requirements directly with Western New England University before signing a lease.

When to Start Looking for Housing Near Western New England University

Early Searchers

If you're moving off campus for junior year, start looking in the winter or early spring of sophomore year. Houses near campus that landlords rent to WNE groups often get locked in by March. Getting your group settled early is the biggest advantage you can have. Talk to seniors who are graduating about their houses, since landlords often rent to the next group of WNE students they recommend. Walk the neighborhood too, since some blocks are much quieter than others.

Peak Demand Window

March through June is the busiest stretch for student rentals around Sixteen Acres. Law and pharmacy grad students are looking too. Have a guarantor lined up if you don't have income, and be ready to sign once you find a good fit. Read lease terms about summer months carefully, because some student leases run a full 12 months even if you only need the school year. Ask who handles snow removal and lawn care in a house.

Last-Minute Options

Because greater Springfield has a lot of rental stock and leases start throughout the year, you can usually find something even in August. Look at apartment complexes in Wilbraham, Ludlow, and East Longmeadow, and at rooms in houses, especially if you have a car. Grad students starting in January can often find something from people leaving after fall semester.
