About Off-Campus Housing Near University of Massachusetts-Boston

UMass Boston is the city's public research university, sitting on Columbia Point in Dorchester, a peninsula jutting into Dorchester Bay next to the JFK Presidential Library. About 16,000 students go here, and it was a commuter campus for more than fifty years: the first residence halls only opened in 2018, with room for about 1,077 students. More than 90% of students still commute. So the real housing question for most UMass Boston students isn't which dorm to pick. It's which neighborhood along the Red Line gets you to class fastest for rent you can actually afford. JFK/UMass station is the closest T stop, and the free campus shuttle runs from the station to campus. Dorchester, South Boston, and North Quincy are all a short ride away, and downtown Boston is about fifteen minutes up the line. Like the rest of Boston, the rental market here runs on a September 1 cycle, and most leases turn over on that single day.

University of Massachusetts-Boston Housing Requirements

Freshman Live-On Requirement

UMass Boston doesn't have a traditional four-year residential setup. Its residence halls on Columbia Point hold about 1,077 students, which is a small slice of the student body, and most students commute from home or from apartments around the city. Check with Housing and Residential Life for current on-campus eligibility and deadlines, because those beds fill up.

Off-Campus Eligibility

You don't need permission to live off campus, and most students do. The university's Office of Off-Campus Living has resources for finding a place and knowing your rights as a tenant.

Lease Timing

Most Boston leases run 12 months and start September 1. Massachusetts caps what a landlord can collect up front at first month, last month, a security deposit no bigger than one month's rent, and a lock-change fee. As of August 2025, a landlord who hires a broker has to pay that broker, so don't hand over a broker fee unless you hired the agent yourself.

Housing policies change frequently. Always verify current requirements directly with University of Massachusetts-Boston before signing a lease.

When to Start Looking for Housing Near University of Massachusetts-Boston

Early Searchers

If you want on-campus housing, apply as early as you can, because there aren't many beds. For off-campus apartments, start in March or April. Because nearly the whole Boston market turns over on September 1, landlords list fall units months ahead, and the cheaper places near Red Line stations go first.

Peak Demand Window

April through June is when most September 1 leases get signed. Dorchester and South Boston units near the Red Line get claimed fast, and you'll compete with students from a dozen other Boston schools. Have your deposit, proof of income or a guarantor, and references ready before you tour.

Last-Minute Options

If you're still looking in July or August, rooms in shared apartments and summer sublet takeovers are your best bet. Looking a bit farther down the Red Line, toward Quincy, or along bus routes in Dorchester, usually turns up more options at better prices than the neighborhoods right next to campus.

Neighborhoods Near University of Massachusetts-Boston

Closest to campus and one or two Red Line stops from JFK/UMass. Lots of triple-deckers and shared apartments, and more affordable than most of Boston.

North Quincy and Wollaston

A few stops south on the Red Line's Braintree branch. Quieter, with more apartment buildings and often better value for the space.
