About Off-Campus Housing Near UMass Chan Medical School

UMass Chan Medical School is the University of Massachusetts system's health sciences campus, located on Lake Avenue North in Worcester, right next to Lake Quinsigamond and UMass Memorial Medical Center's University Campus. It's a public graduate school of about 1,300 students across the T.H. Chan School of Medicine, the Morningside Graduate School of Biomedical Sciences, and the Tan Chingfen Graham School of Nursing, so this is a community of medical, PhD, and nursing students plus lots of residents and researchers. There's no on-campus housing at all: UMass Chan says students and residents are expected to arrange their own, and most find convenient places in the local community. The upside is that Worcester is far more affordable than Boston, about 40 miles east, while still giving you a real city with restaurants, a growing downtown, and plenty of other college students from WPI, Clark, Holy Cross, and more. The campus sits on Worcester's east side, near the Shrewsbury line, so the most popular areas are the nearby east side neighborhoods, the town of Shrewsbury across the lake, and parts of the West Side for those who want older, roomier apartments. WRTA buses serve the city, but most students drive, especially once clinical rotations start sending you around Central Massachusetts. Massachusetts' renter protections on up-front costs and broker fees apply here.

UMass Chan Medical School Housing Requirements

Freshman Live-On Requirement

There's no live-on requirement, and in fact no on-campus housing. UMass Chan is a graduate and professional school with no onsite residence halls, so every student arranges their own place. The Office of Student Affairs can help connect incoming students with classmates looking for roommates.

Off-Campus Eligibility

Everyone lives off campus, so there's nothing to get approved. Most students rent in Worcester's east side neighborhoods near Lake Avenue, in the town of Shrewsbury, or on Worcester's West Side. Some commute from farther away in Central Massachusetts.

Lease Timing

Worcester leases usually run 12 months, with many starting June 1 or September 1. Massachusetts caps up-front charges at first month, last month, a security deposit of no more than one month's rent, and a lock-change fee. Since August 1, 2025, whoever hires the broker pays the broker fee, so renters usually don't pay when the landlord hired the broker.

Housing policies change frequently. Always verify current requirements directly with UMass Chan Medical School before signing a lease.

When to Start Looking for Housing Near UMass Chan Medical School

Early Searchers

If you're starting in summer or fall, begin looking about two to three months ahead, once you've committed. Many medical and graduate programs start in summer, so spring is a good time to line up roommates, compare neighborhoods, and tour. Worcester has lots of older triple-deckers and multi-family houses, so seeing a place in person or through a trusted classmate matters. Ask about parking, since many older houses rely on driveways or street parking, and the city runs winter parking bans during snowstorms.

Peak Demand Window

The busiest stretch runs from May through August, with June 1 and September 1 as big move-in dates. You're competing with students from WPI, Clark, Holy Cross, and other colleges, plus residents and hospital staff, especially for apartments on the east side of the city. Have your deposit, references, and a guarantor lined up so you can move quickly on places you like.

Last-Minute Options

If your start date is close and you still don't have a place, widen the search to Shrewsbury, Auburn, or the West Side, and consider rooms in shared houses, which turn over more often. Summer sublets from students heading out on rotations can bridge the gap. Ask Student Affairs and your class groups about last-minute openings.

Neighborhoods Near UMass Chan Medical School

East Side and Lake Quinsigamond

The neighborhoods around Lake Avenue, Plantation Street, and Shrewsbury Street are the closest to campus, with triple-decker apartments, some garden complexes, and a strip of restaurants along Shrewsbury Street. You can bike or drive to class in minutes. The lake is great for running and rowing, too.

Shrewsbury

Just across Lake Quinsigamond, the town of Shrewsbury offers quieter, suburban living, apartment complexes along Route 9 and Route 20, and easy access to campus. It's popular with students who want more space and parking. Rents can run a bit higher than in Worcester itself.

West Side

Worcester's West Side, including areas around Highland Street and Park Avenue, has older, roomier apartments and a mix of students and families. It's a longer drive to campus, but you'll be near restaurants and other colleges. Expect a 15 to 20 minute drive depending on traffic.
