About Off-Campus Housing Near Roger Williams University

Roger Williams University sits on a waterfront campus at the foot of the Mount Hope Bridge in Bristol, Rhode Island, a historic harbor town on Narragansett Bay roughly 15 miles southeast of Providence. RWU is a mid-sized private university with a law school, and it's strongly residential. First- and second-year students have to live in university housing, so off-campus renters are mostly juniors, seniors, and law students. Bristol is a small, walkable town with a lively Hope Street downtown, famous for its Fourth of July celebration, and its rental market is shaped by the water. There are year-round apartments in older houses near downtown, but also a lot of seasonal and vacation rentals, especially near the shore. That makes some leases unusual: school-year rentals that run from fall to late spring are common, with owners taking the places back for summer. Nearby Warren, just north, is a bit more affordable, and Portsmouth, across the Mount Hope Bridge on Aquidneck Island, adds more options. RIPTA buses run through Bristol toward Providence and Newport, but most off-campus students have a car. Winters on the bay can be raw, so heating costs are part of the real price of a rental.

Roger Williams University Housing Requirements

Freshman Live-On Requirement

RWU requires all first- and second-year students to live in university housing. Students commuting from home within 40 miles of campus, and transfer students with 57 or more credits, are excluded from the requirement. First-years live together on South Campus. Students within the two-year requirement who move off campus will still be billed for room and board for the full academic year.

Off-Campus Eligibility

If you think you meet the criteria for a waiver, submit a Two-Year Residency Waiver Request form through Housing Self-Service. After two years, juniors and seniors can live off campus, and many rent in Bristol, Warren, or Portsmouth. Law students aren't covered by the undergrad requirement.

Lease Timing

Year-round leases in Bristol and Warren usually run 12 months. Near the water, many rentals are school-year leases that run roughly September through May or June, with owners renting to summer visitors. Read the dates carefully. Rhode Island has its own landlord-tenant law, so ask your landlord to explain deposits and fees before you pay.

Housing policies change frequently. Always verify current requirements directly with Roger Williams University before signing a lease.

When to Start Looking for Housing Near Roger Williams University

Early Searchers

If you're a sophomore planning to move off campus junior year, start looking in the fall or winter. Houses in Bristol that have been rented to RWU students before often get passed down to friends, so ask upperclassmen. Decide early whether you want a 12-month lease or a school-year rental, since they follow different timelines. Settle your group, budget, and car situation before you tour.

Peak Demand Window

For year-round rentals, the busiest stretch runs from roughly February through May. For school-year shore rentals, owners often list in spring and summer, once they know their summer bookings. Good houses close to campus or downtown go quickly. Tour as a group, ask for past heating bills, and check insulation and windows, since some coastal houses weren't built for year-round living. Have deposits and guarantor information ready.

Last-Minute Options

If you're searching in August, school-year rentals in Bristol, Warren, and Portsmouth can still turn up, since some owners list right before the semester. Apartment complexes in Warren, Barrington, and East Providence offer more year-round options with a longer drive. Rooms in shared houses and sublets from students studying abroad also come up. Get any sublet approved in writing.

Neighborhoods Near Roger Williams University

A short drive or bike ride from campus, with apartments in older houses, restaurants, and harbor views. It's popular with juniors and seniors, with shared units often running roughly $900 to $1,300 per person. Parking can be tight on some streets.

Warren

Just north of Bristol, Warren has a small downtown, older multi-family houses, and slightly lower rents. It's a quick drive to campus and a good fit if you want a year-round lease at a better price, and its Water Street area has restaurants and shops.

Portsmouth

Across the Mount Hope Bridge on Aquidneck Island, Portsmouth has single-family homes, some apartments, and a lot of seasonal rentals near the water. It's close to campus by car and worth checking for school-year leases. Rents vary a lot between year-round and seasonal places, so compare carefully.
