About Off-Campus Housing Near Massachusetts College of Art and Design
Massachusetts College of Art and Design, better known as MassArt, sits on Huntington Avenue in Boston's Fenway and Mission Hill area, right on the Green Line E branch and a short walk from the Museum of Fine Arts. It bills itself as the country's only publicly funded, freestanding college of art and design, with roughly 2,000 students studying everything from painting and illustration to industrial design, film, and fashion. MassArt has three residence halls, Smith Hall, the Tree House, and the Artists' Residence, but not enough beds for everyone, so a big share of students live off campus or commute. Upperclass students often end up renting nearby, sharing apartments with other MassArt students or students from Wentworth, Northeastern, and the other Colleges of the Fenway. It's a very student-heavy, very competitive rental market, and space matters more than usual for art students who want room to work at home. Almost everything in Boston turns over on September 1, and prices are high. Massachusetts rules do help: renters usually don't pay the broker fee when the landlord hired the broker, and up-front charges are capped. The Orange Line at Ruggles and Roxbury Crossing and plenty of buses make it easy to live a bit farther out. If you want off-campus housing, plan early and think hard about how much workspace you need.
Massachusetts College of Art and Design Housing Requirements
Freshman Live-On Requirement
MassArt doesn't appear to require first-year students to live on campus. Its housing pages describe residence halls for students who choose to live on campus, and first-years are typically placed in Smith Hall's suites. Housing guarantees and deadlines can change, so check with MassArt's Office of Housing and Residence Life for the current policy.
Off-Campus Eligibility
On-campus space doesn't cover every student, so many upperclassmen rent off campus. You don't need permission to do so, but if you're in housing, check the terms of your housing agreement before you commit to a lease that overlaps.
Lease Timing
Most leases in Mission Hill, the Fenway, and Jamaica Plain run 12 months and start September 1. Massachusetts caps up-front charges at first month, last month, a security deposit of no more than one month's rent, and a lock-change fee. Since August 1, 2025, if the landlord hired the broker, the landlord pays the broker fee.
Housing policies change frequently. Always verify current requirements directly with Massachusetts College of Art and Design before signing a lease.
When to Start Looking for Housing Near Massachusetts College of Art and Design
Early Searchers
For a September 1 lease near MassArt, start looking in January or February. That's when Mission Hill and Fenway landlords list next year's units, and the best ones get snapped up within weeks. Form your roommate group first, since most apartments are two to four bedrooms, and have a guarantor ready if you don't have income history. Ask specifically about space, light, and whether you can do messier art work in the unit without risking your deposit.
Peak Demand Window
From about February through May, students across Boston are competing for the same apartments. Units can rent the same day they're shown, so be prepared to apply quickly with first month, last month, and a deposit. Still, read every lease before you sign, confirm who pays utilities, and don't pay for a place you haven't seen.
Last-Minute Options
In summer, look for open rooms in existing apartments, sublets from students on co-op or abroad, and places a bit farther out in Jamaica Plain, Roxbury, or along the Orange Line. Late-summer scams are common in Boston, so never wire money for a unit you haven't toured in person or on a live video call. If you're really stuck, ask Housing and Residence Life whether any on-campus spots have opened up.
Neighborhoods Near Massachusetts College of Art and Design
Mission Hill
Right next to campus, Mission Hill is full of triple-deckers and multi-family houses rented by students and hospital staff. It's one of the closest and more affordable options, with the Green Line E branch and Roxbury Crossing on the Orange Line nearby. It's hilly and lively on weekends. Expect older units, shared porches, and lots of neighbors who are students too.
Fenway
Just north, the Fenway has older brick apartment buildings, the Fens, the MFA, and lots of students. Units are small and rents are high, but it's walkable to campus and well connected by the Green Line. It's a good fit if you care more about location than square footage.
Jamaica Plain
A few stops south on the Orange Line, JP is greener and more residential, with Jamaica Pond, a strong arts community, and a bit more space for the money. It's popular with MassArt upperclassmen who want room for a studio corner.
Frequently Asked Questions: Off-Campus Housing Near Massachusetts College of Art and Design
Common questions from students searching for housing.
It's Boston, so it's expensive. A room in a shared apartment in Mission Hill or JP often runs roughly $1,200 to $1,800 a month, and one-bedrooms often go above $2,500.
MassArt doesn't appear to require it, and most first-years who want housing live in Smith Hall. Check with MassArt's residence life office for current guarantees and deadlines.
Mission Hill, the Fenway, and Jamaica Plain are the most common, with some students farther out along the Orange and Green Lines.
No. The Green Line, Orange Line, and buses cover most of Boston, and parking near campus is scarce and expensive.
January or February for a September 1 lease. By summer, most good units are gone.
Usually not. Since August 1, 2025, Massachusetts requires whoever hired the broker to pay the fee.
Mission Hill and the Fenway are busy student areas where most students feel comfortable. Use normal city sense at night and stick to well-lit routes.
Sometimes heat and hot water are, but electric and internet usually aren't. Ask what's included before you sign.
Only if your lease allows it, with written landlord approval. Summer sublets are common in Mission Hill and the Fenway.
Art students need space, light, and a landlord who won't mind a studio corner, so it's worth asking about those things along with rent.
