About Off-Campus Housing Near Manhattan School of Music

Manhattan School of Music sits on Claremont Avenue in Morningside Heights, on Manhattan's Upper West Side, right next to Riverside Church, Columbia, and Barnard. It's one of the country's top conservatories, with roughly 1,000 students, split fairly evenly between undergraduate and graduate musicians in classical and jazz performance, composition, and musical theatre. MSM's residence hall, Andersen Hall, is connected directly to the main building and houses several hundred students, so it's the center of student life for younger students. Freshmen and sophomores are required to live there as space allows, and many graduate students and upperclassmen rent apartments in the neighborhood. Renting as a musician in New York comes with an extra wrinkle: you need to think about practice. Thin walls, neighbors, and lease rules about noise matter as much as rent, and many students choose apartments based on whether they can practice at home or will rely on school practice rooms. Morningside Heights has a lot of university-owned housing and prewar walk-ups, while Hamilton Heights and Harlem to the north offer more space for the money. The 1 train at 116th and 125th streets gets you to Midtown and Lincoln Center quickly. NYC's FARE Act and New York State's deposit and fee caps help with move-in costs.

Manhattan School of Music Housing Requirements

Freshman Live-On Requirement

MSM requires first-year and second-year undergraduates, along with first-year transfer students, to live in residence in Andersen Hall as space allows. Andersen Hall is connected to the main building at 130 Claremont Avenue. Graduate students aren't covered by that requirement, but they can apply for space in Andersen Hall too.

Off-Campus Eligibility

Juniors, seniors, and graduate students are generally free to rent on their own. Returning students who want to stay in Andersen Hall have to reapply and pay a nonrefundable housing prepayment. If you're not sure whether the requirement applies to you, for example as a transfer or a student in a special program, check with MSM's Housing and Residence Life office.

Lease Timing

Most NYC leases run 12 months and can start any month, with summer the busiest. New York State caps security deposits at one month's rent and application fees at $20. Under NYC's FARE Act, effective June 11, 2025, whoever hires the broker pays the fee. Read your lease for any rules about noise or instrument practice.

Housing policies change frequently. Always verify current requirements directly with Manhattan School of Music before signing a lease.

When to Start Looking for Housing Near Manhattan School of Music

Early Searchers

If you're moving out of Andersen Hall or starting a graduate program, begin planning in the spring. NYC apartments are usually listed about 30 to 60 days before move-in, so serious searching happens about two months ahead. Before that, set a budget, find roommates who are okay with practice schedules, and gather documents: ID, bank statements, a guarantor, and proof of enrollment. Many NYC landlords ask for income of about 40 times the monthly rent.

Peak Demand Window

June through August is the busiest time around Morningside Heights, when Columbia, Barnard, and MSM students all look at once. Prices are highest and good apartments can rent the same day they're shown. When you tour, bring your ears: listen for noise through walls and floors, ask about practice rules, and check whether neighbors are likely to complain.

Last-Minute Options

If you're searching late, look at rooms in shared apartments, sublets from students leaving for festivals or tours, and neighborhoods farther north like Washington Heights or Inwood along the 1 and A trains, where rents are often lower. Ask Housing and Residence Life whether any space in Andersen Hall has opened up. Never pay for a place you haven't seen in person or on a live video tour.

The neighborhood around MSM, Columbia, and Riverside Park has prewar walk-ups and elevator buildings, many filled with students. It's the most convenient option, with the 1 train at 116th Street, but competition is intense and rents are high.
