About Off-Campus Housing Near Manhattan College

Manhattan College, which now goes by Manhattan University, isn't actually in Manhattan. It's in Riverdale, in the northwest corner of the Bronx, on a hilly campus near Van Cortlandt Park and the Yonkers border. It's a Lasallian Catholic school with a few thousand students, mostly undergrads, known for engineering, business, education, and the sciences. It's a largely residential campus, and underclassmen mostly live in the dorms, so the off-campus crowd skews toward juniors and seniors. When they move out, a lot of them stay close: the blocks right around campus and the Kingsbridge area down the hill are full of student apartments, and parts of Riverdale and nearby Yonkers are popular too. The 1 train stops at 242nd Street, at the bottom of the hill, and runs straight down the West Side of Manhattan, so you get real city access without paying Manhattan rents. Rents here are still New York City rents, just more manageable, and the rules are renter-friendly: New York caps deposits and application fees, and within the five boroughs, the landlord pays the broker fee when the landlord hired the broker.

Manhattan College Housing Requirements

Freshman Live-On Requirement

Manhattan University expects most first-year students to live on campus, and underclassmen who don't commute from a parent or guardian's home generally live in the residence halls. The exact rules, exemptions, and deadlines can change year to year, so check with Manhattan's residence life office before you plan around them.

Off-Campus Eligibility

Most students who rent off campus are juniors and seniors. If you're a rising upperclassman planning to rent, confirm with Residence Life that you're eligible to leave campus housing before you sign a lease.

Lease Timing

Most apartments near campus are 12-month leases, often starting in summer to line up with the school year. New York State caps security deposits at one month's rent and application or screening fees at $20. Because Riverdale is in the Bronx, New York City's FARE Act applies: if the landlord hired the broker, the landlord pays the broker fee, not you. That rule doesn't cover Yonkers or anywhere outside the five boroughs.

Housing policies change frequently. Always verify current requirements directly with Manhattan College before signing a lease.

When to Start Looking for Housing Near Manhattan College

Early Searchers

If you're heading off campus as a junior, start looking in the winter or early spring. The apartments right around campus and in Kingsbridge get passed down between groups of students, so the best ones can be spoken for before they're ever listed. Ask graduating seniors about their places and landlords, and lock in your roommate group early so you can move when something opens.

Peak Demand Window

The busiest stretch is roughly March through June for summer or fall move-ins. City rentals move fast, and you may need to apply the same day you see a place, so have your ID, proof of income or a guarantor, and your deposit ready. Remember the $20 cap on application fees and the one-month cap on deposits, and ask who hired the broker before you pay any broker fee.

Last-Minute Options

If you're still looking in July or August, widen your search to the rest of Kingsbridge, Marble Hill, and southwest Yonkers, or look for a room in a shared apartment where someone's leaving. Sublets can work if the lease allows it. Skip any listing that asks for money before a showing.

Neighborhoods Near Manhattan College

Riverdale

Riverdale is the neighborhood around campus, with a mix of prewar apartment buildings, co-ops, and quiet residential streets. The blocks near the college are packed with students, and it's all walkable to class. Rooms in shared apartments often run roughly $1,000 to $1,500 a month.

Kingsbridge

Kingsbridge sits just downhill, along Broadway and the 1 train. It's busier and more urban, with shops, restaurants, and a lot of rental buildings, and it's often a bit cheaper than Riverdale. It's a short walk or one or two subway stops from campus.

Southwest Yonkers

Just over the city line, Yonkers can offer more space for the money, especially near Van Cortlandt Park. It's a short drive or bus ride to campus. Keep in mind that NYC-only rules like the FARE Act don't apply here.
