About Off-Campus Housing Near LIM College

LIM College is a small fashion business college in Midtown Manhattan, with academic buildings on and near Fifth Avenue in the East 40s and 50s, a few blocks from Rockefeller Center and Grand Central. Students here study fashion merchandising, marketing, management, and visual merchandising, and the city itself is a big part of the curriculum, with internships at brands, showrooms, and retailers built into many programs. LIM doesn't have a traditional campus. Instead, it has dedicated floors in FOUND Study - Midtown East, a student residence on Lexington Avenue between 50th and 51st streets. That covers only part of the student body, so many LIM students either commute from home in the tri-state area or find their own apartments. Renting in Manhattan is expensive and fast-moving, and most students end up sharing apartments in neighborhoods like Murray Hill, Kips Bay, and the Upper East Side, or heading to Queens for more space. The 6, E, and M trains at Lexington Avenue and 51st Street, plus Grand Central, make commuting from almost anywhere possible. NYC's FARE Act helps: if the landlord hired the broker, the landlord pays the broker fee. New York State also caps security deposits and application fees, which takes some of the sting out of moving in.

LIM College Housing Requirements

Freshman Live-On Requirement

LIM doesn't require first-year students to live in college housing. You can choose to live in LIM's space at FOUND Study - Midtown East or find your own place. Space in the residence is limited, so if you want it, apply early and watch the housing deadlines. For the current policy, check with LIM's Office of Housing and Residential Life.

Off-Campus Eligibility

Since there's no live-on requirement, you're free to rent on your own at any point. The practical hurdles are cost and paperwork. Many Manhattan landlords ask for income of about 40 times the monthly rent, so students often need a guarantor or a guarantor service. If you're in the residence and want to move out, check your housing contract first so you don't end up paying for both.

Lease Timing

Most NYC leases run 12 months and can start any month, though summer is the busiest. New York State caps security deposits at one month's rent and application fees at $20. Under NYC's FARE Act, effective June 11, 2025, whoever hires the broker pays the fee, so if the landlord hired the broker, you don't pay it.

Housing policies change frequently. Always verify current requirements directly with LIM College before signing a lease.

When to Start Looking for Housing Near LIM College

Early Searchers

In New York, early doesn't mean months ahead. Most apartments are listed about 30 to 60 days before move-in, so start seriously looking about two months before you want to move. Before that, figure out your budget, line up roommates, and get your documents ready: ID, proof of income or a guarantor, bank statements, and a letter of enrollment. That prep matters more than timing, because good apartments go fast.

Peak Demand Window

June through August is the busiest stretch, when students, interns, and new grads all hit the market at once. Prices are usually highest then, and apartments can rent the same day they're shown. Be ready to apply on the spot, but read the lease before you sign and never pay for a place you haven't seen in person or on a live video tour.

Last-Minute Options

If you're searching in late August or during the semester, look at rooms in shared apartments, sublets from people leaving for internships or study abroad, and furnished student residences, which often have rolling availability. Widening your search to Queens neighborhoods like Astoria, Long Island City, or Sunnyside can open up more affordable options with a straight subway ride to Midtown. Winter is usually the cheapest time to sign in NYC.

Neighborhoods Near LIM College

Murray Hill and Kips Bay

Just south and east of LIM's buildings, these neighborhoods are full of walk-up and elevator buildings popular with students and young professionals. You can walk to class or hop on the 6 train. Expect small units and high rents, but a very convenient location.

Upper East Side and Yorkville

A few stops north on the 6 or Q, the Upper East Side, especially Yorkville east of Second Avenue, has lots of walk-ups and somewhat lower rents than Midtown. It's quieter and residential, with plenty of groceries and restaurants.

Astoria and Long Island City

Across the East River in Queens, these neighborhoods offer more space for the money and quick subway rides to Midtown on the E, M, N, W, and 7 lines. Long Island City has many newer high-rises, while Astoria is full of older buildings and a strong food scene.
