About Off-Campus Housing Near Emmanuel College

Emmanuel College sits on The Fenway in Boston, right between the Back Bay Fens and the Longwood Medical and Academic Area, next door to Simmons and a short walk from Fenway Park. It's a small Catholic liberal arts college, and its location is a big part of the appeal: students intern at the hospitals and research labs down the street, and the Green Line puts the rest of Boston a few stops away. Emmanuel has enough residence halls that many undergraduates live on campus, but not everyone does, and a good number of upperclassmen move out into the surrounding neighborhoods. The catch is that the Fenway, Mission Hill, and Brookline markets are some of the most competitive student rental markets in the country. You're competing with students from Northeastern, Boston University, Wentworth, MassArt, the Colleges of the Fenway, and thousands of medical residents and hospital staff. Rents are high, units are small, and almost everything turns over on September 1. Massachusetts law helps a bit: renters usually don't pay the broker fee when the landlord hired the broker, and up-front charges are capped. If you're planning to live off campus after your first year, start looking in the winter, not the summer.

Emmanuel College Housing Requirements

Freshman Live-On Requirement

Most first-year Emmanuel students live on campus in halls set aside for first-year and transfer students, such as St. Ann Hall and Loretto Hall. Some students commute from home, and the exact rules on who has to live on campus can change, so check with Emmanuel's Office of Residence Life and Housing for the current policy.

Off-Campus Eligibility

Upperclass students can generally choose to live off campus. Emmanuel runs a housing selection process for returning students, ordered by class year, and students who don't apply and deposit on time go onto a non-guaranteed waitlist. If you think you might want college housing next year, don't skip the selection deadline while you look at apartments.

Lease Timing

Nearly every lease in the Fenway, Mission Hill, and Brookline runs 12 months and starts September 1. Massachusetts caps up-front charges at first month, last month, a security deposit of no more than one month's rent, and a lock-change fee. Since August 1, 2025, whoever hires the broker pays the broker fee, so if the landlord hired the broker, you shouldn't pay it.

Housing policies change frequently. Always verify current requirements directly with Emmanuel College before signing a lease.

When to Start Looking for Housing Near Emmanuel College

Early Searchers

In this part of Boston, early means January through March for a September 1 lease. That's when landlords and management companies in Mission Hill and the Fenway start listing next year's units, and the best-priced apartments close to the Green Line go quickly. Line up your roommates before you start touring, because most good apartments are two to four bedrooms and landlords want a full group. Have a guarantor ready, since many Boston landlords want one for students without income history.

Peak Demand Window

The crunch hits from about February through May. Tens of thousands of students across Boston are signing at the same time, and apartments can rent the same day they're shown. Be ready to apply on the spot with first month, last month, and a deposit, and read the lease before you sign. Don't let anyone rush you into paying for something you haven't seen or that isn't in writing.

Last-Minute Options

By summer, the options near campus shrink fast, but there's still movement. Look for rooms in shared apartments where someone's roommate dropped out, sublets from students leaving for co-ops or study abroad, and units farther out in Jamaica Plain, Allston, or Brighton along the Green Line or buses. Be extra cautious about scams in the late-summer rush: never send money for an apartment you haven't seen in person or on a live video tour.

Neighborhoods Near Emmanuel College

Fenway and Kenmore

The blocks around the Fens, Peterborough Street, and Kenmore Square are the closest option, with older brick apartment buildings, lots of students, and quick access to the Green Line. Rents are high and units are small, but you can walk to class.

Mission Hill

A few minutes south, Mission Hill is packed with triple-deckers and multi-family houses rented by students and hospital staff. It's one of the more affordable spots near campus, with Green Line E branch and bus access, though it's hilly and can be loud on weekends.

Brookline Village and Coolidge Corner

Just west, Brookline offers quieter, more residential streets, good restaurants, and Green Line D and C branch stops. Expect higher rents and fewer student-oriented landlords, but it's a popular pick for upperclassmen who want calm.
