About Off-Campus Housing Near College of the Holy Cross

Holy Cross sits on Mount St. James, a steep, wooded hill on the south side of Worcester, Massachusetts, looking out over the city and the Blackstone River valley. It's a Jesuit liberal arts college with about 3,000 students, all undergraduates, and it's about as residential as a school gets: the vast majority of students live in college housing. So the off-campus market here is small and mostly made up of seniors who've been approved to leave the dorms. That approval matters more than anything else on this page, because Holy Cross caps how many students can move off campus and tells students not to sign a lease until they have official permission. Once you're cleared, Worcester works in your favor. It's New England's second-largest city, with a big stock of classic triple-decker apartments, rents well below Boston's, and a growing restaurant and bar scene in the Canal District and downtown. Worcester Union Station has MBTA commuter rail service to Boston, and WRTA buses run across the city, though most off-campus seniors cluster within walking distance of the college gates on College Street. It adds up to a close-knit campus where off-campus living is a senior-year milestone rather than the default.

College of the Holy Cross Housing Requirements

Freshman Live-On Requirement

Yes. First-year and second-year Holy Cross students are required to live on campus. Holy Cross says only students who have completed four semesters are eligible for off-campus living. Students living locally with a parent or guardian can request an exemption, with a deadline of July 1 for fall entry.

Off-Campus Eligibility

Moving off campus takes an application, not just a lease. The application opens in September and is due in early November for the following year, with rising seniors getting priority and rising juniors considered only if space remains. The total number of students allowed off campus is limited, so not everyone is approved, and students on conduct probation are ineligible.

Lease Timing

Don't sign anything until Holy Cross approves you, or you could owe both rent and on-campus housing fees. Most Worcester leases run 12 months, often starting June 1 or September 1. Massachusetts caps up-front charges at first month, last month, a security deposit up to one month's rent, and a lock-change fee, and since August 1, 2025, whoever hires the broker pays the broker fee.

Housing policies change frequently. Always verify current requirements directly with College of the Holy Cross before signing a lease.

When to Start Looking for Housing Near College of the Holy Cross

Early Searchers

Because approval comes after the November deadline, the realistic early-search window is late fall and winter of junior year. Use that time to line up your roommate group, walk the streets near College Street and Cambridge Street, and talk to current seniors about which houses they're leaving. Many of the best places near campus get passed down between friend groups, so networking beats listings here.

Peak Demand Window

Once off-campus approvals go out, the scramble for houses closest to campus picks up fast, typically through winter and early spring. Triple-deckers and multi-bedroom units within a short walk of the gates are the hot commodity. Have your group's documents ready, including guarantor info if your parents are co-signing, and read the lease closely for heat, snow removal, and parking responsibilities.

Last-Minute Options

If you're approved late or your group changes, Worcester's size helps. The city has plenty of apartments in Grafton Hill, Vernon Hill, and the Canal District, and summer is when you'll see sublets and lease takeovers from grad students and young professionals. Be flexible on distance and move-in date, and budget for a short WRTA bus ride or a car if you land farther from the hill. Before you pay a deposit, confirm the address with Holy Cross so your approval covers it.

Neighborhoods Near College of the Holy Cross

College Hill and Cambridge Street

The streets right around campus are where most off-campus seniors end up. Expect older multifamily houses and triple-deckers, split among roommates, within a walk of the gates. It's the most social option, and landlords here are used to student tenants.

Vernon Hill and Grafton Hill

These residential neighborhoods across the valley offer a mix of triple-deckers and small apartment buildings, often with more space per dollar. You'll probably want a car or a bike for the commute, since the hills are no joke.

Canal District and Downtown

If you want restaurants, bars, and nightlife, the Canal District near Kelley Square and downtown Worcester have newer apartments and renovated lofts. They cost more than the triple-deckers near campus, but you're close to Union Station for commuter rail trips to Boston.
