About Off-Campus Housing Near Clark University

Clark University is a private research university in Worcester, Massachusetts, on a compact campus off Main Street in the city's Main South neighborhood, about two miles southwest of downtown. It has roughly 3,400 students, with a large share of graduate students alongside a small undergraduate college known for psychology, geography, international development and a strong focus on social impact. Clark has a residency requirement for underclassmen, so younger students are nearly all in its residence halls and university-owned houses. Upperclassmen and grad students who are eligible to move out often do, mostly into the triple-deckers and multi-family houses that fill the streets around campus in Main South and the surrounding blocks. Worcester is far cheaper than Boston, though rents have climbed noticeably in recent years as more people move out from the Boston area. The city has WRTA buses, and Worcester's Union Station has MBTA Commuter Rail service to Boston on the Framingham/Worcester Line, which is useful for internships and weekends. Most leases near Clark follow the Massachusetts pattern of starting in June or September, and the state caps what landlords can collect up front.

Clark University Housing Requirements

Freshman Live-On Requirement

Yes. Clark has an on-campus residency requirement that covers first-years and extends beyond first year. Recent Clark materials describe it as four semesters with limited exceptions (studying abroad, living within Worcester city limits, or an approved medical appeal), but check the current length and exceptions with Clark's Office of Residential Life and Housing, especially if you're a transfer student.

Off-Campus Eligibility

Once you've met the requirement, you can move off campus, and Clark's off-campus housing resources point students to Main South and the greater Worcester area. If you need an exception earlier, contact reslife@clarku.edu about a housing appeal. Clark also suggests confirming a rental is on Worcester's Rental Registry and has passed inspection.

Lease Timing

Most Worcester leases run 12 months, often starting June 1 or September 1. In Massachusetts, since Aug 1, 2025, the landlord pays the broker fee when the landlord hired the broker. Landlords can only collect first month, last month, a security deposit up to one month's rent, and a lock-change fee up front.

Housing policies change frequently. Always verify current requirements directly with Clark University before signing a lease.

When to Start Looking for Housing Near Clark University

Early Searchers

Once you know which year you're eligible to move off campus, start looking in the fall or winter before. The houses closest to campus tend to get handed from one group of Clark students to the next, so ask seniors who are graduating whether their landlord is renting the place again. Settling your group early helps, since triple-decker floors usually fit three to four people and landlords want everyone on the lease.

Peak Demand Window

January through April is when most student houses around Main South get signed for the following fall. Students from WPI, Holy Cross, Worcester State and the medical and pharmacy schools are all in the market too, so good units don't wait. Tour in person, check that the property is registered with the city, and read the lease carefully before paying anything.

Last-Minute Options

If it's summer and you still don't have a place, look for single rooms in shared apartments, sublets from students going abroad, and larger buildings closer to downtown that lease year-round. WRTA buses make neighborhoods a little further out workable if you don't have a car. Clark's off-campus housing resources, including its listing platform with roommate matching, are worth checking before you broaden your search. And if you're only here for a semester, ask about short-term sublets from Clark students heading abroad.

Neighborhoods Near Clark University

A bit west and south, around Webster Square and along Park Avenue, you'll find more apartments and houses, grocery stores and easy bus access. Rents can be a little lower, and many units are still within biking distance of campus.

About two miles northeast, downtown and the Canal District have newer apartment buildings, restaurants, Polar Park and Union Station for Commuter Rail to Boston. It costs more, but it's good if you want nightlife or a quick train to internships.
