About Off-Campus Housing Near Berkeley College

Berkeley College's New York City campus is on East 43rd Street between Fifth and Madison Avenues in Midtown Manhattan, a short walk from Grand Central Terminal. It's a private, career-focused college with programs in business, fashion, health, legal studies, and similar fields, and its New York enrollment of about 2,400 includes a big share of students taking classes through Berkeley College Online. The Midtown campus is also home to the college's International Student Department, so the student body is unusually international. What matters most for housing: Berkeley doesn't run its own residence halls. Nearly every student commutes, either from home or from an apartment or room they found themselves somewhere in the five boroughs. The upside is location. Grand Central puts you on the 4, 5, 6, 7, and S subway lines plus Metro-North, and a dozen other lines are a short walk away, so you can live far from Midtown and still get to class in under an hour. The downside is that you're shopping in the New York City rental market, which is fast, expensive, and full of paperwork. Knowing the city's tenant rules, including who pays the broker fee, will save you real money.

Berkeley College Housing Requirements

Freshman Live-On Requirement

There isn't one. Berkeley College doesn't operate residence halls in New York, so first-year students aren't required to live on campus and there's no dorm to be assigned to. Most students live at home or rent their own place. The college's housing page points students, especially international students, toward third-party housing platforms and outside student residences, and the International Department can share an active list of options.

Off-Campus Eligibility

Everyone at Berkeley's New York campus lives off campus by default, so there's no release to request. You're free to live anywhere you can commute from. Students often rent rooms in shared apartments in Queens, Brooklyn, or Upper Manhattan, where rents are lower than in Midtown.

Lease Timing

Standard New York leases run 12 months and can start on the first of any month. New York State caps security deposits at one month's rent and application or screening fees at $20. In New York City, the FARE Act (effective June 11, 2025) means that when the landlord hired the broker, the landlord pays the broker fee, not you.

Housing policies change frequently. Always verify current requirements directly with Berkeley College before signing a lease.

When to Start Looking for Housing Near Berkeley College

Early Searchers

New York apartments usually hit the market only 30 to 60 days before the move-in date, so looking in the spring for a fall lease doesn't get you far. What you can do early is set your budget, pick two or three neighborhoods near subway lines that run to Grand Central, and gather documents: ID, proof of income or a guarantor, bank statements, and a letter of enrollment. International students without U.S. credit should look into guarantor options before they start touring.

Peak Demand Window

June through August is the busiest stretch, when students, interns, and new grads all flood the market. Good rooms go in a day or two, so be ready to apply the same day you tour. If you're rooming near a subway line you haven't ridden yet, time the trip to 43rd Street at rush hour before you commit.

Last-Minute Options

If classes are about to start and you still don't have a place, short-term furnished rooms, student residences, and month-to-month sublets can bridge the gap while you keep searching. Winter is actually a better time to rent in New York, with less competition and more room to negotiate, so a short stay in the fall followed by a January lease can work well.

Neighborhoods Near Berkeley College

Murray Hill and Kips Bay

These East Side neighborhoods are a 10 to 20 minute walk from campus, full of walk-ups and doorman buildings popular with young renters. They're pricey, but splitting a larger apartment with roommates makes them doable and you'll never need the subway to get to class.

Long Island City and Astoria

Just across the East River in Queens, these neighborhoods connect to Grand Central on the 7 train, which stops right by campus. Long Island City is newer high-rises; Astoria is older buildings and more affordable rooms, with a lively food scene.

Washington Heights and Inwood

At the top of Manhattan, these neighborhoods have some of the borough's lower rents and big prewar apartments that work well for roommates. The A and 1 trains get you to Midtown, then it's a short transfer or walk to 43rd Street.
