About Off-Campus Housing Near Barnard College
Barnard is a women's liberal arts college on Broadway between 116th and 120th Streets in Morningside Heights, Manhattan, directly across the street from Columbia University. It's independent, with its own faculty, admissions, and residence halls, but it's also part of Columbia, so Barnard students take classes, eat, and hang out on both sides of Broadway. The college has roughly 3,000 undergraduates, and most of them live in college housing. Barnard guarantees housing for all four years to entering first-years who apply on time, and that guarantee is the biggest reason so few students ever deal with the New York rental market while enrolled. When students do rent, they're entering one of the most expensive and fastest-moving markets in the country. Morningside Heights has a large share of its apartments owned or controlled by Columbia and other institutions, so private rentals near campus are limited and competitive. The upside: the 1 train stops at 116th Street right at Barnard's gates, and buses run up and down Broadway and Amsterdam, so you don't need to live next door to get to class quickly. For many students, a room in the Upper West Side or Harlem is the realistic off-campus option.
Barnard College Housing Requirements
Freshman Live-On Requirement
No, but most students do. Barnard says students aren't required to live in campus housing, though first-years are strongly encouraged to. Entering first-years are guaranteed housing if they apply before the deadline and are placed in Brooks, Reid, Hewitt, or Sulzberger Halls. If you skip campus housing your first year, you lose the guarantee if you apply later.
Off-Campus Eligibility
Because housing isn't mandatory, any student can live off campus. The catch is the guarantee: stepping out of Barnard housing can mean you won't get back in easily. Think carefully before giving up a guaranteed room in one of the most expensive rental markets in the country. Transfer and visiting students aren't guaranteed housing, so they're the group most likely to end up renting.
Lease Timing
New York City apartments turn over all year, but student demand spikes for June through September move-ins, and most leases run 12 months. New York State caps security deposits at one month's rent and application or screening fees at $20. Under the NYC FARE Act, effective June 11, 2025, the landlord pays the broker fee when the landlord hired the broker.
Housing policies change frequently. Always verify current requirements directly with Barnard College before signing a lease.
When to Start Looking for Housing Near Barnard College
Early Searchers
New York moves fast, so early searching means learning the market rather than signing. Most listings go up about 30 to 60 days before move-in, so if you're planning a fall move, use spring to settle on a budget, a roommate, and your target neighborhoods. Line up your paperwork early: ID, proof of income or a guarantor, and bank statements. Many landlords want tenants earning around 40 times the monthly rent, so students usually need a guarantor.
Peak Demand Window
June through August is peak season in Manhattan, when students, grad students, and new graduates all hunt at once. Good apartments in Morningside Heights and the Upper West Side can rent within days of listing, so be ready to apply the same day you tour. Watch for scams, never wire money before seeing a place in person, and remember a New York application fee can't exceed $20.
Last-Minute Options
If you're searching in late August or September, look at sublets and room shares from Columbia and Barnard students heading abroad, and widen your search north to Hamilton Heights and Washington Heights, where rents are typically lower and the 1 train still gets you to 116th Street in minutes. Short-term furnished rooms can bridge the gap while you look. Always verify a sublet with the actual leaseholder and building before paying.
Neighborhoods Near Barnard College
Morningside Heights
The blocks around Barnard and Columbia, roughly from 110th to 125th Street, put you steps from class. Private rentals are scarce because institutions own a lot of the housing, and prices are high. When something opens up, it goes quickly.
Upper West Side and Manhattan Valley
South of 110th Street, the Upper West Side and Manhattan Valley offer more private apartments and pre-war buildings along Broadway, Amsterdam, and Columbus. The 1 train makes the commute easy, and Riverside and Central Park are close. Prices drop a bit the farther south and east you go.
Harlem and Hamilton Heights
East and north of campus, Harlem and Hamilton Heights often offer more space for the money, especially in brownstones and walk-ups. Many students share larger apartments here and ride the 1 or buses down to 116th Street.

No. Barnard doesn't require it, but it strongly encourages first-years to live on campus and guarantees them housing if they apply on time. Skipping first-year housing means losing the guarantee.
Most live in Barnard housing, which is guaranteed for four years to entering first-years. Students who rent tend to live in Morningside Heights, the Upper West Side, or Harlem.
No. The 1 train stops at 116th Street right by campus, buses cover Broadway and Amsterdam, and parking in Manhattan is expensive and hard to find.
About 30 to 60 days before your move-in date, since that's when most listings go live. Do your research earlier and have your documents ready.
Under the NYC FARE Act, effective June 11, 2025, the landlord pays the broker fee when the landlord hired the broker. New York also caps security deposits at one month's rent and application fees at $20.
Safety varies block by block in any part of Manhattan. Visit at night, check building entry and locks, and ask upperclassmen which streets they're comfortable on.
Heat and hot water are often included in older buildings, while electricity, cooking gas, and internet are usually on you. Ask the landlord what's covered before you sign.
Room shares are the most common way students afford the area, and sublets open up when Barnard and Columbia students study abroad. Make sure your lease allows subletting and get everything in writing.
The four-year housing guarantee. It shields most students from the Manhattan rental market, but only if you take campus housing your first year.
